Birch Bay sits between Blaine and Ferndale on the shoreline, and it has a housing mix that is genuinely unusual for the county. Seasonal cabins that were built as seasonal cabins and have since become year round houses. Manufactured homes, a lot of them. And newer view builds up on the bluff that were built to a completely different standard from either.

Two things follow from that. The first is that low pitch roofs are common here, much more common than they are in Bellingham, and a low pitch changes what metal system is appropriate and how it has to be detailed. Water moves slower, wind driven water gets pushed uphill more easily, and a panel and lap detail that is fine at a steep pitch is not automatically fine at a shallow one.

The second is salt. People assume salt exposure stops at the beach road. It does not. Spray carries well inland here, particularly with wind behind it, and roofs several streets back from the water show the same fastener corrosion pattern as the ones on it. Is recoating a metal roof worth it?

Sometimes, and the deciding question is whether the panels are structurally sound. On a roof where the metal is fine and the coating is chalked and tired, coating is good value and buys real years. On a roof with corrosion that has gone through, or with fasteners failing across the whole area, coating is money spent on postponement rather than repair. Near the water that second case is more common than people want it to be, which is why we look before we recommend it.

What color roof to avoid?

There is no colour that fails, so treat any confident answer with suspicion.
