Metal Roof Replacement
Taking off a worn composition roof or a metal roof that is genuinely finished, and putting on a system built for wet winters and the wind that arrives with them.
Replacement is a different conversation from installation, because there is already a roof up there and it is telling you something. What failed, where it failed, and whether the thing that failed was the roof covering or a detail underneath it.
Most replacements we do in Bellingham are composition coming off. Usually the third round, usually with moss established on the north slope and the south slope looking deceptively fine. Some are metal coming off, and those are worth separating carefully: a metal roof that is leaking is often repairable, and a metal roof that is genuinely finished is usually finished at the fasteners and flashings rather than at the panels.
The other thing a replacement gives you is access. Once the covering is off, the deck, the ventilation and the flashing details are all visible and all cheap to fix compared to what they cost later. That is the real value of doing it properly rather than laying new over old.

We check whether you actually need one
The bigger job pays better, which is exactly why you should be suspicious of a roofer who never recommends the smaller one. Plenty of roofs we look at get a repair recommendation instead.
Deck problems get shown to you, not buried
Rot found on a tear off is a conversation and a photograph before it is covered. The alternative, which does happen, is new panel laid straight over soft sheathing and nobody the wiser for a decade.
What is genuinely wrong with replacing in metal
The up front cost is higher than another composition roof and the payback is slow, so if you are moving inside about five years the numbers do not work in your favour. It is a bigger disruption than a comp reroof. A very cut up roofline with many penetrations gets expensive fast, because every one of them is a flashing detail rather than a shingle course. And once it is on, changing your mind is not realistic.

A roof with real life left, a sale coming up, or a budget that would buy a poorly detailed metal roof rather than a good one. Waiting a year or putting composition back on is sometimes the correct answer and we will say it.

How much does it cost to replace a metal roof in Washington State?
Replacing an existing metal roof usually costs less in tear off than a multi layer composition roof does, because there is less weight and less waste, and more in flashing if the original details were poor.

What is the average cost of a metal roof for a 2000 ft2 home?
Square footage of the house is not the same as square footage of the roof, and the gap between the two is where estimates go wrong. A two thousand square foot single storey ranch with a low pitch has considerably more roof than a two thousand square foot two storey with a steep simple gable. Pitch, complexity and penetration count drive the number more than floor area does.

Should a 20 year old roof replace?
Not automatically. Twenty years is where composition roofs start being examined rather than where they are condemned. What matters is the condition of the granule surface, whether the north slope is holding moss and moisture, whether the flashings have been redone, and whether repairs are clustering. A well ventilated twenty year old roof in decent shape can have real life left. A poorly ventilated one can be done at fifteen.
How to pay for a new roof when you don't have the money?
We do not offer financing and we are not going to recommend a lender. What we can tell you is that a roof that is leaking gets more expensive the longer it waits, because the damage moves from the covering into the deck and then into the framing and insulation. If the budget is not there yet, a repair to stop active water while you plan is usually available and is usually money well spent rather than wasted.
Is a new roof tax deductible in 2026?
For a primary residence a roof replacement is generally treated as a capital improvement rather than a deduction, which can matter to your cost basis when you sell rather than to this year's return. There are separate energy related credits that sometimes touch roofing products, and the rules and amounts change. We are not tax advisors, we will not quote you a percentage or a deadline, and this is a question for your accountant with your specific situation in front of them.
