Three kinds of people ask for this. Owners who have been told they need a new roof and want a second opinion from somebody with nothing to gain from the first one. Buyers whose general home inspector wrote a paragraph that amounts to metal roof, appears serviceable, recommend evaluation by a roofing contractor. And sellers who would rather know now than find out during negotiation.

A general home inspection is not a roof inspection. Home inspectors are usually generalists, frequently look from a ladder at the eave rather than walking the roof, and are professionally obliged to hedge. That is not a criticism of them, it is the scope of the job. On a metal roof specifically, the things that matter are at the fasteners, the seams, the flashings and the penetrations, and you cannot assess any of those from the ground.

Somebody has told you the roof is finished. Sometimes that is true. Often it is a repairable roof being quoted as a replacement, and it is worth an hour of somebody's time to find out which.

What the inspection covers

  1. The roof surface, walked where it is safe to walk.

    Panel condition, fastener condition, seam and lap integrity, oil canning, corrosion, coating wear, and any physical damage.

  2. Every penetration and transition.

    Chimneys, sidewalls, skylights, vents, valleys and eaves. This is where metal roofs fail and it is most of the inspection.

  3. The attic where there is access.

    Staining, past leaks, wet insulation, ventilation adequacy, and any deck movement visible from underneath.

  4. A written report with photographs.

    Findings, what each one means, what it costs to address, and a priority order separating what is urgent from what can wait.

    In person or on the phone. A report you cannot interpret is not much use to you.

The report says what it finds

Including that the roof is in good condition and needs nothing. An inspection that always discovers expensive work is not an inspection, it is a sales call with a clipboard.

Metal specific, not general

We are looking at fastener washers, seam integrity, clip movement, coating condition, panel matching availability and flashing compatibility. A generalist is not looking at most of that because it is not their trade.

What is genuinely wrong with a roof inspection

It is a snapshot of a roof on one day, in the conditions of that day. A roof that is dry when we look at it can still have an intermittent wind driven leak that only shows up in a particular kind of storm, and no visual inspection reliably catches that. We cannot see under panels without removing them, or under insulation without disturbing it. The report tells you what was visible and accessible, and it will say plainly where it could not see. Anyone offering certainty about a roof they have looked at once is telling you something they cannot know.

We will quote the work and we will also not push it

If we find things, we will price them. You are under no obligation to have us do any of it, and a report you take to another contractor is a perfectly reasonable use of it.

How to spot a bad roofing company?

The reliable signals are about process rather than personality. Pressure to sign at the visit. A price with no written itemisation behind it. Large deposits requested up front. Reluctance to show you photographs of what they found. An inspection that always finds a replacement. Vagueness about what is excluded. And offering to handle your insurance claim for you, which is a category worth being especially careful with. A contractor who is comfortable putting the scope in writing and leaving you to think about it is a different kind of operation.

What are the best roofing companies in Bellingham, WA?

We are not going to rank our competitors, and a list published by the company hoping to be on it would be worthless anyway. What we would say is to look for a written itemised scope, willingness to show you photographs of the actual findings, clarity about what is excluded, and a straight answer when you ask what could go wrong. Judge the process, not the marketing.

Can you sell a house with a 30 year old roof?

Yes. It is not a legal obstacle and houses sell with older roofs regularly. What it does is give a buyer something concrete to negotiate with, and it can affect their ability to bind insurance, because some carriers get restrictive about roof age regardless of condition. A written condition report is genuinely useful here: a documented roof in good condition is much harder to negotiate against than an undocumented old one.

How old may a roof be before insurance claims it's too old?

That is a carrier by carrier question and the thresholds move, so we are not going to quote you an age. What is generally true is that some insurers become restrictive as roofs get older, that policies increasingly distinguish between replacement cost and actual cash value based on roof age, and that condition and documentation can matter as much as the number. Ask your own carrier directly, and ask before you need to rather than at claim time.

Is $30,000 too much for a roof?

It depends entirely on the roof, and that is not a dodge. On a large, steep, complicated roofline with a lot of penetrations, in a premium metal system, that can be a fair number. On a small simple gable it would be a lot. The way to answer it for your house is to get the scope itemised: panel system, underlayment, flashing approach, ventilation, tear off, disposal, and exclusions. Two quotes thousands apart are almost always different scopes rather than different margins.

What is the typical lifespan of a roof in Washington state?

Shorter than the same roof in a dry climate, and the reason is moisture rather than temperature. Wet winters, north slopes that never fully dry, moss and lichen holding water against the surface, and needle load in valleys under the conifer canopy all shorten a roof here. That is a large part of why metal does comparatively well in this region: it gives moss much less to hold onto and it does not absorb what it cannot shed.
