Most Bellingham roofs are on their second or third round of composition shingle. Twenty five years of wet winters, north slopes that never fully dry, fir needles collecting in the valleys, and moss doing quietly what moss does. At some point replacing the same thing again stops making sense.

That is usually when somebody starts looking at metal, and starts running into sales pages. This one is not going to do that. A metal roof is a good answer for a lot of houses in this city and a poor answer for some of them, and the difference is worth knowing before you spend the money rather than after.

We install, replace and repair metal roofs. That is the whole list. We do not install composition shingle, cedar shake or tile, we do not do flat commercial membrane, and if we look at your roof and think metal is the wrong call, we will say so and tell you why.

A metal roof is wrong for some houses and some budgets. Complicated rooflines with a lot of penetrations, a house being sold next spring, a roof that has five good years left in it. You will hear that from us.

We know what this city does to a roof

North slopes under Douglas fir that stay damp all winter. Needle load in the valleys. Salt air down at Fairhaven and Edgemoor. Long low pitch runs on the mid century houses up on Alabama Hill. These are not the same problem and they do not get the same detail.

    Metal work needs dry enough conditions and a realistic run of days. We will tell you honestly when that is, including when it means waiting.

  5. We do the work.

    Tear off, deck check, underlayment, panel, flashing and trim.

  6. We walk it with you.

Common questions

What is the average cost of installing a metal roof?

The cost is driven by the panel system, the complexity of the roofline, the number of penetrations, and whether the old roof comes off. A simple gable in Sunnyland and a cut up roof with four dormers and three skylights are not the same job even at the same square footage.

Cost figures are not published here yet. We will not put a number on a page that we have not stood behind on a roof, so ask and we will price your roof.

Is it cheaper to put a metal roof or shingles?

Shingles are cheaper to install and metal is cheaper to own, and which one wins depends entirely on how long you are staying. If you are selling in three years, metal will not pay you back. If this is the roof you intend to stop thinking about, the arithmetic goes the other way, mostly because you are not doing it again in twenty years.

What is the biggest problem with metal roofs?

Bad installation, and it is not close. The panels themselves rarely fail. What fails is the detailing around them: flashings at chimneys and sidewalls, penetrations added later and sealed with the wrong product, fasteners driven at the wrong torque, and panels fitted without room to move. A metal roof is only as good as the person who detailed it, which is an uncomfortable thing for a roofer to say and still true.

What is the lifespan of a metal roof?

Long enough that the fasteners and the flashings usually become the question before the metal does. On an exposed fastener roof you should expect to revisit the screws and washers well before you think about the panels. That gap is the main reason standing seam costs more up front and lasts longer without attention.
